Floods

A flood search is typically conducted when an individual applies for a mortgage or refinances his or her property. The purpose of the search is to determine if the property is located in a flood zone.

ACBS conducts flood searches throughout the United States and offers three types of reports.

Flood Certification – This is a guaranteed accurate flood zone determination made in compliance with the “National Flood Insurance Act of 1994” on a FEMA Standard Flood Hazard Determination Form.

Census Tract – Provides the census tract number of a given property to enable a lender to document loans by area in compliance with the Home Mortgage Disclosure Act.

Flood – Life Of Loan – This report shows any changes to FEMA flood maps which may affect flood zone determination. The property location is monitored for the entire term of the loan.
